Builders FirstSource (BFS), a supplier of building products, prefabricated components, and value-added services, expanded into the modular housing category through its acquisition of Pleasant Valley Homes.
Pleasant Valley Homes is a wholesale manufacturer of factory-built housing in Pine Grove, Pennsylvania. The company generates sales of 400 units per year across a footprint spreading from Virginia to Maine. Pleasant Valley sells U.S. Department of Housing and Urban Development-compliant manufactured homes and semi-custom modular homes to land lease community developers, builders, and retailers.
For Dallas-based BFS, the investment represents an expansion of its prefabricated component strategy to address challenges such as affordability and access to labor with a cost-competitive, factory-built option that reduces builder cycle times.
“We plan to use available factory capacity to offer high-quality, semi-custom modular plans to our existing home builder customers with the potential to expand the offering to our home builder customers in other BFS markets in the future,” the company said of the November 2025 transaction in a statement provided to Builder. “Our goal is to first learn this model and potentially scale it later.”
BFS said it will not change the go-to-market approach of Pleasant Valley Homes and “will not compete with home builders by selling directly to prospective home buyers.”
Pleasant Valley’s current collection of model homes includes several single-level, three-bedroom, two-bathroom plans ranging from 1,500 to 1,650 square feet.
BFS has diversified its portfolio in recent years, focusing acquisitions on value-add categories such as trusses and innovative technology. In 2025, BFS acquired St. George Truss Co. servicing Utah and southern Nevada, turnkey millwork providers Builder’s Door & Trim and Rystin Construction in Las Vegas, engineered lumber seller Premium Building Components in the Northeast, and partnered with Lathorne Homes in South Carolina. In a conversation with Builder at the beginning of 2025, BFS CEO Peter Jackson highlighted the importance of value-add categories as a growth driver for the company.
“[Value-add] investments have really been a strength of ours in our ability to grow faster than the market over time,” Jackson said. “[We’re] making sure that we are standing up facilities that meet customer needs and can be reliable in terms of on-time and full shipments.”
Jackson said turnkey solutions are also becoming a more important element of the company’s strategy.
“We are able to apply process and technology and really leverage our relationships in the market to be a reliable partner for the builders,” Jackson said.
BFS has amassed a footprint of approximately 585 distribution and manufacturing locations across 43 states. The company can service 93 of the top 100 core-based statistical areas through its store footprint.
