How would Zonda continue to build the future of housing while entering the midway point of the decade? Enter the 2024 Virtual Concept Home by Livabl, launched through its new-home listings platform. The project reimagined how homes were designed, marketed, and experienced without constructing a physical model. 

Positioned as “the home that grows with you,” the fully virtual residence was designed to adapt across life stages, from families and empty nesters to multigenerational households. Users were able to walk through the home digitally and toggle layouts, materials, finishes, and structural options in real time, removing the cost and time associated with building a physical prototype while making every option visible.

“It took a lot less time and money to design and build a virtual home with all the specs than traditionally building a home,” according to Zonda Virtual. The platform also allowed builders to showcase upgrades and reuse the virtual asset across multiple communities and regions, turning the model into a long-term, scalable tool. 

The concept grew out of a series of in-person and virtual workshops with industry experts. 

Newport Beach, California–based architecture firm Bassenian Lagoni led the design. The result was a single-story home with an optional second level, anchored by flexibility, customization, and access to natural light. 

Rather than relying on perimeter windows, the design used a central courtyard and parallel outdoor living spaces to bring daylight deep into the floor plan. Four defined flex spaces allowed rooms to change function over time, serving as offices, bedrooms, game rooms, nurseries, mudrooms, or stair access to the optional second floor, which added a loft, exterior deck, bedroom, and bath. 

The exterior challenged convention with a one-car interior garage featuring an optional car lift, paired with a carport that could double as a private courtyard extension. Additional toggle options for the elevation include displaying the second level, changing the railing, and selecting a light or dark material palette. 

Inside, open-concept living areas connected to outdoor spaces through stackable sliders. The kitchen featured a waterfall island, built-in appliances, a hidden prep pantry, and views to a vertical garden. The owner’s suite included a walk-in closet, a beverage station, and an indoor-outdoor bath with dual showers and an exterior soaking tub.

Landscape architect Patrick Murphy of SMP Environmental Design created three backyard options: 10-, 20-, and 30-foot configurations. These backyards varied from intimate spa-like settings to expansive pool-and-patio designs with outdoor kitchens and fire features. 

Additional collaborators included CDC Designs for interior design; Schweitzer & Associates; and home building partners Davidson Communities, Mattamy Homes, New Home Co., Shea Homes, and Thrive Home Builders. Project sponsors were Jeld-Wen, Propane Education & Research Council, Trex, Schneider Electric, James Hardie, and Kohler.
