Lennar Buys 8 Acres Near Downtown L.A.

Plans 125 townhomes in Alhambra.

Lennar has acquired eight acres of land within one of the largest infill developments in the San Gabriel Valley: Camellia Court in Alhambra, California, according to Land Advisors Organization, which represented the buyer in this transaction. The terms were not disclosed.

Lennar plans to build 125 townhomes that reflect the vibrant character of Alhambra at Camellia Court. The upscale community is situated less than five miles from Downtown Los Angeles and Pasadena.

Chris Gomez-Ortigoza, Vice President at Land Advisors, explained, “Camellia Court’s location in the highly sought-after West San Gabriel Valley will allow residents to enjoy the proximity to major job and entertainment centers, especially Downtown Los Angeles.”

The Property’s walkability to Alhambra’s historical district is a location advantage that echoes the community’s livable site plan and home designs. Gomez-Ortigoza continued, “Camellia Court homeowners will have the benefits of a mixed-use community and the walkability that is very coveted within the San Gabriel Valley.”

With its approved final map for a horizontal mixed-use project, Camellia Court will include a skilled nursing facility and medical office buildings, in addition to the 125 townhomes. The property’s sizable development highlights the growing trend of medium density mixed-use communities in traditionally low to medium density markets.

In the last year alone, developers have seen the demand for medium-density housing in walkable neighborhoods greatly increase, but the inventory for infill projects is very limited. “Including Camellia Court, there are less than ten approved on grade projects with 100 or greater units in the San Gabriel Valley.” Gomez-Ortigoza said.
