Single-family leasing and management company Invitation Homes has acquired build-to-rent developer ResiBuilt Homes.
Through the acquisition, Invitation Homes aims to address the growing demand for attainable, high-quality housing with new construction and leveraging capital-light partnerships.
Atlanta-based ResiBuilt develops single-family communities in Georgia, Florida, and the Carolinas. Since 2018, ResiBuilt has delivered more than 4,200 homes. Its team of approximately 70 associates, including co-founder and president Jay Byce, have joined Invitation Homes and will continue operating under the ResiBuilt brand.

The company was acquired for a contract price of $89 million plus up to $7.5 million in potential incentive-based earn-out payments tied to third-party fee-build performance. The transaction included 23 existing fee-building contracts and a pipeline of additional third-party fee opportunities not yet under contract. While no land was included in the transaction, Invitation Homes secured options to acquire approximately 1,500 lots.

ResiBuilt’s original parent company, RESICAP, will remain independent following the transaction.
